Buying a Home Off-market

We drove past this house a thousand times in the months of house hunting; little did we know it was waiting there for us the entire time.

In real estate (read: life), timing is everything. Sometimes the right house comes along after months of searching; sometimes it slips in at exactly the moment it needs to. For one of my recent buyers, the stars aligned: a Private Exclusive.

Before we begin, let’s just give a little definition for context…


What is a Private Exclusive?

A Compass Private Exclusive is a home listed within the Compass network, but not marketed publicly on sites like Zillow or Redfin. Think of it as a quieter, more strategic way to sell.

Benefits for Sellers:

  • Control & Timing: Choose a closing date that works best for you.
  • Privacy: No public listings, no endless open houses, no internet spotlight if you don’t want it.
  • Less Hassle: Skip the constant cleaning, staging, and shuffling pets or kids out for showings.

Benefits for Buyers:

  • First Access: See homes before the broader market even knows they’re available.
  • Breathing Room: Consider the property without the frenzy of multiple-offer deadlines.
  • Dignity in Offers: Write clean, respectable contracts without being forced into a bidding war.

And honestly, that’s how it should be. Every homeowner deserves the right to market their property in a way that works for them—not be railroaded into the public market if it doesn’t fit their life.

Ok back to the good stuff…

For my buyers, the benefits were meaningful. I will tell you, they didn’t have a super streamlined few months of hunting, doors were slammed in their faces – we wrote strong offers that should have been accepted.

Moments of: ‘why did this not work!?’ stack up and can break you down. But, me and my people, we get creative in these moments instead.

We saw just an exterior photo, a price and a location. It was an absolute wild card, but leave no stone unturned.

They were able to tour the house, consider it carefully, complete a full inspection, and write an offer that was both competitive and respectful—without compromising their dignity. No escalation clauses. No frantic “best and final” deadlines. Just a solid, fair agreement.

It ended up being a perfect fit, way better than the previous homes we were outbid on. It appraised at value and the timing allows them a full 60 days mortgage free while they enjoy their wedding and slowly move in.

And then came the detail that turned this from a smooth success story into something downright memorable: the safes.

Behind two framed pictures in the house were built-in safes. One opened without issue. The other? Completely locked. When I asked about it, the sellers said they had no idea what was inside. In fact, they explained it had been locked since they bought the house years ago, and even the previous owner had never opened it.

I was flabbergasted. A locked safe, tucked behind a picture, spanning multiple owners? That’s the stuff of novels.

About a month after closing, I couldn’t resist. I checked in with my clients to see if they had cracked it. Their reply: “Oh, it was just passwords for a bitcoin account.” Maybe. Or maybe that’s exactly what they’d say if they’d stumbled onto a treasure map leading to something buried in the backyard. I’ll let you decide which version sounds more fun.

For me, this was the kind of story that reminds me why I love what I do. Yes, it’s about the logistics—the right timing, the right strategy, the right offer. But it’s also about the little details that make a house feel alive, the quirks that become stories, and the way a home finds the people who are meant to be there.

This Private Exclusive turned into exactly the right fit for my buyers. They walked into their wedding season as homeowners, their dogs are living their best yard life, and I got a front row seat to a transaction where everyone walked away feeling good.

Sometimes real estate is complicated. Sometimes it’s messy. And sometimes—when everything aligns—it’s seamless, joyful, and just a little bit magical.
